In terms of Tuscany, the minor variations month to month aren’t always a reflection of things because the volume of sales can be small in any given month so I look beyond general average numbers. The items that can be more telling are the number of sales compared to new listings in a certain period or the available inventory of homes compared to sales.

Below is an example. This is the months of supply by price range for Tuscany only in October. This is basically the number of listings in the price range divided by sales in that price range over the last month.  Your position (buyer or seller advantage) is quite different depending on the price category.
