Are you interested in building or buying a green home?
This week's issue of Home to Home Calgary included a great feature article titled "Your Blueprint to a Greener Home'. If you haven't seen it pick up a copy of Home to Home in most any grocery store or real estate office. An online version of the article is also available.
The interest in greener homes seems to be increasing though I am still left wondering what how most folks define a 'green home'. Is it energy efficiency, materials, method of building and what do they use to evaluate how green a home really is? Are folks open to innovative construction methods and do they see some of these technologies as a benefit or a risk? Are you interested in building or purchasing a Green Home?

Depending on how long you have been visiting my site, monikafurtado.com, you may or may not have noticed the recent transformation. I'd like to send out a huge thank you to Paul McEwan from TribalYell, Custom Real Estate Websites, for taking my print material and making my website send the same vibes.

On a side note, some folks have asked me, "Why Green?". The easy answer is that I am personally interested in helping folks buy better homes and will be getting my Green Real Estate Professional at the end of July. By early August I will complete with my requirements to join the CREB Green Realtor directory. Some folks think Green Homes means us all moving in to high density homes in the inner city and walking to work. It's not all about that. It's about being more conscious about choices and working with builders to build better homes, ones that are more energy efficient and safer for our families whether in the suburbs, on acerages or in higher density development.

Bank of Canada increases the prime rate another .25% to 2.75%
The Bank of Canada (BOC) has raised the prime rate by another .25%. This was expected and by all accounts we can expect them to continue to raise the prime rate as we have been predicting.
If you read the Press Release below you will notice that they have increased the time frame for when they expect the Canadian economy to be back on track. They now predict this will happen in the last quarter of 2011.
It is expected that the BOC will continue to move the prime rate up over the next 12 to 24 months if everything continues as it has and no further worldwide issues prop up.
So what should you do?
The best advise has remained the same and will continue to do so. Pay off as much of the mortgage as you can with any extra savings you have. If you are looking at locking in the rate then your payment will jump up to the current 5 year fixed rate so why not budget for that payment right now and apply the difference from your current payment and the new payment to the mortgage balance.
By doing this now you will prepare yourself mentally for the budget change and you will be now making those extra payments on the principle therefore saving thousands in interest with every quarter that goes by. If you stick to this type of budget you can be a lot further ahead when the time comes to lock in rates.

June Calgary Real Estate Statistics
The Calgary Real Estate Board (CREB) today released the statistics package for residential sales in June for Calgary. The patterns arising in May are continuing in June with first time home buyers pulling back while the sale of luxury homes continue to increase. In the first six months of this year, 187 single-family homes in the City of Calgary sold for $1 million or more, compared with 132 in 2009.
Like I keep saying (half-jokingly but maybe not) is what the folks buying million dollar properties know that the rest don't. A lot of buyers are waiting for the bottom of the market to make a move, but we'll never know the bottom came until after the fact. Consider the cost of losing a locked in rate waiting to predict something that just can't be predicted.
Although sales in June were on a decline, I have noticed an increase in activity from buyers so we'll see what July numbers have in store for us.
June 2010 saw 1,061 single family homes sold in the City of Calgary. This is a decrease of 16 per cent from 1,262 sales in May 2010. In June 2009, single family home sales totaled 1,837. The number of condominium sales for the month of June 2010 was 445. This was a decrease of 14 per cent from the 518 condominium transactions recorded in May 2010. In June 2009, condominium sales were 738.
The average price of a single family home in the City of Calgary in June 2010 was $481,964, showing no significant change from May 2010, when the average price was $483,240, and showing an increase of 8 per cent from June 2009, when the average price was $447,142. The average price of a condominium in the City of Calgary was $292,238, showing a 4 per cent decrease from May 2010, when the average price was $304,662 and a 2 per cent increase over last year, when the average price was $285,595. Average price information can be useful in establishing trends over time, but does not indicate actual prices in centres comprised of widely divergent neighbourhoods, or account for price differentials between geographical areas.
The general statistics are not enough to determine how to price a property for sale or what to offer as a buyer. The above statistics are general and different micro markets in Calgary are seeing independent trends. As usual, please don't hesitate to contact me with any questions or concerns.
