The signs have been up for a while and the date is soon approaching. April 10 is the official closure date for Rocky Ridge Road to Crowchild Trail.
The closure is due to the design requirements of the Stoney Trail / Crowchild Trail interchange project as well as the LRT expansion to Tuscany / Rocky Ridge / Royal Oak.

As you may have heard, there were a few more CMHC changes this week in respect to the mortgage qualifying.  These changes are effective April 19th.

All borrowers choosing a fixed rate mortgage with a term of less than 5  years and any borrower choosing any variable rate mortgage product will have to qualify on a 5 year fixed mortgage rate.
The 5 year rate that the lenders must use in establishing affordability is the BANK of CANADA's 5 Year standardized rate which currently sits at 5.49%.  This rate will be posted weekly by the Bank of Canada.
The government has lowered the maximum amount Canadians can withdraw when refinancing their mortgages from 95 to 90 per cent.
We now also have been told that CMHC will only allow a 50% addback on rental property income and no longer allow the 80% direct offset that is currently allowed. This will affect clients who want to move to a new home and keep the current residence as a revenue property.
The current CMHC "Self Employed Stated Income" program is now only eligible for clients whose self employed tenure is less than 3 years.
These changes are in additional to those previously announced. They are aimed at preventing issues for borrowers once interest rates rise over the coming years. The past year has been a positive one for the outer NW Calgary communities. I've noticed it in recent conversations with folks visiting me at Open Houses or with clients looking to buy a new home. Folks are discovering the NW and are making their move north. Maybe it is the attraction of the ring road, the LRT expansion, the mountain views, the greenspace or maybe it is a move away from the Deerfoot. It all depends where you play and work in the end. An article back in the fall published by REIN Canada spoke to the positive impact transportation improvements would have on various communities. Time will tell if the numbers ring true, but I've had quite a few conversations with folks looking to move out this way. As well, I've spoken to very many that are already from Tuscany, Rocky Ridge, Royal Oak, etc and are looking for a larger home but refuse to leave their favorite community. I think the attitude is awesome as it speaks to the experiences and personal connections folks have out this way.  So to all the folks that shared their experiences and real estate hopes and dreams with me during my recent open houses, thank you for your trust and I look forward to seeing you again soon.

I know quite a few of you that review the stats or at least have a look when you get serious about either selling or buying a home. I think that's great as it always shows me that you are serious, informed and understand what it takes to get edge in meeting your real estate goals.
